Co-creators Craig Mazin and Neil Druckmann talked about the Orpheum Theatre’s close match on The Last of Us official podcast.
[The Orpheum theatre] is so close to the one in the game…..there is some subtle [VFX] aging going on because we couldn’t mess their carpets up, we couldn’t mess their seats up or the walls,. We also wanted to imply that this was fairly well preserved, a kind of a tomb left untouched, a safe haven for Dina and Ellie. — Craig Mazin.

It was scary how close it was to the game walking onto that set. – Neil Druckmann.
Production designer Don Macauley and his art team built sets for everything else in the theater — the lobby, the balcony overlooking the lobby and the roof Ellie and Dina run up to.
